DUSHANBE, February 26, Asia-Plus - Issues related to the implementation of “Accessible Project” Project were discussed at a February 24 meeting presided over by with participation of relevant of the Dushanbe mayor’s office presided over by Abduvali Komilov, the head of Tajikistan’s agency for architecture and construction.
During the meeting it was noted that the project is expected to be launched in the Tajik capital this year.
Abduvali Komilov noted at the meeting that by mayor’s resolution the price of one square meter in the accessible housing should not exceed $350. According to him, the accessible housing will be divided into three categories: with a total dwelling space form 60 to 80 square meters; from 80 to 120 square maters and from 120 squares meters and above,
Komilov added that they had already prepared projects for constructing residential buildings along the Dushanbinka River. “In these buildings, the price of one square meter may be set at $350, while this price for residential buildings in the center of the city is unrealistic,” the country’s architecture and construction agency head said.
According to some experts that participated in the meeting’s work, before launching the project for the accessible housing it is necessary to thoroughly analyze the secondary market of housing in the country. “Today, the data on prices of apartments in Dushanbe are not published for unknown reasons,” noted the meeting participants, “While according to some data, the price of one square meter in the residential buildings in microryaon 82 that were constructed at least 30 years ago is $600.” Recognizing the critical need for accessible, affordable housing, they, however, noted that the price of one square meter in the accessible housing set at $350 is unrealistic because the prices of building materials will rise year to year.
Tajikistan’s architecture and construction agency head said companies constructing accessible housing will be exempted from some taxes. According to Komilov, the government may possibly provide $50 million for constructing new residential buildings.
According to the agency for architecture and construction, an overall space of 471,000 square meters was made available in Tajikistan last year. Only 20,000 square meters of the overall space made available in 2006 were built by the state-run construction companies.
